1. Phase 1 - Introductory Meeting
   During our introductory meeting, we will go over any concept drawings, discuss your design goals, preferences, budget concerns and an agreed-upon timeline.

2. Phase 2 - Site Selection and Survey
   Blue Ribbon Properties has established relationships with local real estate, banking and architectural professionals. We are happy to provide recommendations if you need assistance with lot selection, plan design or financing. If you already have a lot for your new home, then we will visit the lot together and do a site survey. We will discuss home positioning, location access, local building codes/restrictions and landscape conditions.

3. Phase 3 - Preliminary Design and Cost Analysis
   We now have a good amount of information from the site survey, your initial design goals, preferences and your budget. In this phase, we will request a deposit for any additional design or architectural services to be performed. A Pre-Construction Agreement will be created so we can get into the details of the design plans, finishes, fixtures, appliances, etc. Then, we will provide you with an itemized cost analysis based on the information gathered.  

4. Phase 4 - Building Permits, Construction Contract and Approval
   In this phase, we will obtain all building permits, finalize the construction budget and gain final POA approvals.

5. Phase 5 - Construction
   After finalizing the permits and approvals, the site will be prepared for construction activity. During construction we will create a photo log and share the picture with you on a weekly basis. Daily logs are created and uploaded to provide a constant line of transparency and communication. Throughout the entire construction phase, we provide excellent communication while building your dream home!

6. Phase 6 - Final Cleaning and Move In
   Even after your new home is completed, the job is not done until you are completely satisfied with the results. Before you perform a final walk-through, your new home is professionally cleaned. Then we provide you with instructions and demonstrations of the home's features, appliances, HVAC, electrical and plumbing systems.
